Conditioning A Sunroom Or Addition

The most common assumption we meet on an addition is that the existing furnace and condenser will simply stretch. Sometimes they will. Often the arithmetic says otherwise, and the arithmetic is checkable.

Your Existing System Was Not Sized For This

Residential systems are sized to the house that existed when they were installed, usually with modest headroom. Adding conditioned floor area consumes that headroom, and a glazed room consumes far more of it per square foot than a bedroom does.

The symptom of getting this wrong is not that the new room is uncomfortable. It is that the new room is uncomfortable and the far end of the house stops holding temperature, because you have divided the same capacity across more space.

Mini-Split Versus Extending The Ductwork

A ductless mini-split serves the new space on its own circuit, with its own thermostat, and leaves the existing system untouched. It suits rooms with a very different load profile from the rest of the house — which is exactly what a sunroom is.

Extending the ductwork keeps one system and one control, and can be the better answer where the load calculation genuinely supports it and the duct run is short. Where it goes wrong is a long branch added to a plenum that was already at its limit: the new register blows, and three old ones stop.

Insulation And Glazing Change The Math

Glass area, orientation, glazing performance and shading move the cooling load more than floor area does. A south and west facing glazed room in a Tennessee August is a solar collector, and no amount of tonnage makes an unshaded single-glazed room comfortable at four in the afternoon.

Which is why the mechanical conversation should happen while the glazing is still being specified, not after it is installed.

What A Proper Load Calculation Involves

Room-by-room measurement, construction assumptions for walls, roof and floor, window areas with their orientation and performance, infiltration, and the local design temperatures. It produces a heating and a cooling figure, and those figures drive equipment selection.

It is not a rule of thumb per square foot. Rules of thumb are how systems end up oversized, short-cycling and failing to dehumidify — which in a humid climate creates the moisture problem the room was never supposed to have.

Costs To Budget Alongside The Build

We are not quoting figures here, because they depend entirely on the option chosen and the state of the existing system. What we can tell you is what the line items are, so nothing arrives as a surprise: the load calculation itself, the equipment, electrical supply to the new equipment, any condensate routing, penetrations and flashing at the building envelope, permit and inspection where required, and commissioning.

Budget these alongside the build rather than after it. Retrofitting a mechanical solution into a finished room is the expensive path.
